Some can’t imagine it, but for others, it’s a hobby: buying a house to partially or completely renovate it. In Spain, such enthusiasts are in luck, as alongside many new builds, there are also many houses for sale that could use some renovation. Buying a house in Spain, as well as renovating it, is subject to slightly different regulations and rules than you might be used to. In this article, we’re happy to tell you what you need to know before buying and renovating a house in Spain.
Why buy and renovate a house in Spain?
The reasons for choosing renovation in Spain vary. We mentioned hobbyists already, but there are also companies undertaking renovation projects. Both hobbyists and companies may sell the renovated house for profit and then seek out a new project. However, it could also be that you’ve found the perfect location for a house in Spain, but the property itself isn’t in the desired condition. This brings us back to one of our favorite sayings: you can change the house, but not the location!
Whatever your reason for renovating in Spain, it’s good to know that we can guide you through the entire process. From finding the perfect project to connecting you with the right contractor, we ensure it’s a hassle-free experience.
What do you need to know about buying and renovating a house in Spain?
1. Cheap houses in Spain
Don’t be tempted by houses in Spain that are priced extremely low, as there’s usually a reason behind it. This could involve significant limitations, such as no connection to sanitation, water, electricity, or telephone/internet services. A reliable real estate agent knows the average prices of the area and can quickly inform you about the condition of a particular property or when you truly have a good deal on your hands.
2. How important a lawyer is
Due to point 1, it’s also crucial to engage a competent lawyer. When purchasing a house in Spain, it’s always essential to have a lawyer on your side. They will verify whether the seller is indeed the owner and ascertain if there are any outstanding debts on the property.
3. What permits you need
The permits will basically be applied for by the construction company you will be renovating with, but it is useful to know what you need a permit for. In any case, you will need a “licencia de obras,” with a difference being made between “menor” for minor work and “mayor” for major renovations.
4. Rustico vs. urbano
If you’ve been searching for a Spanish dream home for a while, you’ve probably come across the terms ‘rustico’ and ‘urbano’, referring to the land on which a house is situated. In short, ‘rustico’ denotes rural areas, while ‘urbano’ indicates urban or residential zones. The type of land on which the house is built greatly influences what is possible. For instance, you can’t easily expand on ‘rustico’ land, and it may not be possible to install an in-ground pool.
5. Renovating in a Spanish City
If you’re renovating in a city in Spain, also bear in mind that the facades often need to be preserved in their original state.
